What happens during a home evaluation?

Getting a home evaluation done (often referred to as a 'home appraisal') is a critical first step when making the decision to sell. Knowing this, we approach every home evaluation very intentionally with a thoughtful and thorough 4-step process. â€‹

1. Initial Connection

We set up a time to meet you at your property. We want to get to know you and your situation, and we want you to get to know us. Establishing a professional relationship and determining trust is no small thing, and we don't rush. We want us both to feel like working together would be a good fit

2. Property Tour

We walk through your property and ask a lot of questions. It's important for us to know what type of work has been done (if any) as well as important factors such as the age of certain elements of the home.

During the tour of the property, we will make staging suggestions to help you prepare for your home to present the best it can to potential buyers. We will also discuss what projects you may have in mind to complete before listing, and can advise what to keep on the list, and which ones can be skipped.

3. Seller's Guide

We sit down and go through our comprehensive Seller's Guide which lays out the selling process start to finish. We openly discuss things like security of the property, agent commissions and common inspection issues. Our approach to open, transparent conversations up front gives you 100% of the information you need to make a decision without worrying about 'fine print' later on.

4. Property Value

If we can find comparable properties that have recently sold before our initial meeting, we will bring those properties with us and discuss them with you as they relate to your home's value.

 

However, If your property has been custom built or you have done major renovations since buying, we may need to review comparables after our meeting and send you a follow up email in order to ensure accuracy in property value.​

We will always provide a range of value and ultimately, you get to decide where your home gets priced, and then we will partner with you to create a realistic selling strategy.
